New Construction/ Phase Inspection

SiteGuard Inspection Services located in the Dallas-Fort Worth Metroplex will work with you and your builder during the new construction of your home. The New Construction Inspection or Phase Inspection happens at a critical point during the home building process. This inspection documentation will give you peace of mind knowing that your new home is being constructed in accordance with the International Residential Code (IRC) for one and two-family dwellings; local building codes; and standards and design specifications.

 

The Phase Inspection report will identify sizing, spacing, materials used, location of HVAC equipment, panel boxes, water heaters, water lines, and plumbing clean outs. While the builder or municipal inspector may be very thorough; mistakes are still missed. The Phase Inspection performed by a third-party private inspector is chance for construction errors to be addressed before they become a major problem. The inspection is not meant to undermine the builder, his abilities, municipal inspector nor his tradespeople. A New Construction Inspection is simply meant to inform the new home buyer know that “new” does not mean “perfect”.

Phase I: Foundation Pre-Pour Inspection

A Phase I inspection typically happens 24 to 72 hours prior to the concrete foundation being poured. Our highly trained third-party professional inspectors will inspect items such as former boards, vapor barriers, rebar, rebar elevators, post-tension cables, grading and drainage, beam depth, vapor barrier penetrations, and plumbing to ensure the home's design is in compliance with the engineer specifications. 

 

Performing the inspection two days prior to the pour date can ensure that the builder has adequate time to correct pre-pour deficiencies.

Phase II: Pre Dry- Wall

Now you are ready for Phase II: Pre Dry-Wall Inspection.

 

Prior to the dry-wall and brick being installed SiteGuard Inspection Services will check for proper foundation attachment, interior and exterior framing, electrical wiring, plumbing, nailing plates where required, roof, proper window installation/operation. The Inspector will also inspect for proper flashing installation around windows, as well as, that the exterior sheathing is sealed to create a water-resistant exterior. 

A detailed report is completed on site during each phase inspection and a presentation of findings can be given onsite, via phone, or Skype. The report will include digital pictures of defects found and illustrations of proper installation. No matter where you are, this report will be emailed to you the same business day.

Phase III:Final Phase New Construction Inspection

Phase III: BEFORE YOUR FINAL WALK -THRU!

The Phase III/ Pre-Closing Inspection generally takes place 48 to 72 hours prior to your final walk thru. SiteGuard Inspection Services will perform a comprehensive home inspection that focuses on structural, operational, mechanical, and safety/code issues. The Inspector will operate appliances, run the HVAC system, inspect the panel box, distribution wiring, roof, and detailed list below.

One Year Warranty Inspection

New construction homes typically come with a One Year Limited Warranty. This inspection needs to be performed no later than 11 months from the purchase date of your home. The purpose of this inspection is to identify deficiencies prior to the Builder One Year Home Warranty expiration.

Some items listed under this warranty may or may not be visible to the inexperienced eye. Some of the more common items generally revealed during this type of inspection may include:

  • improper drainage around the foundation

  • improperly installed roof covering and/or flashing details

  • water intrusion problems

  • plumbing leaks

  • improper wiring of electrical receptacles, switches and/or fixtures
